In 2022, Toll Brothers proposed building a 244-unit, 7-story apartment complex at 528 Boylston St. (the Sam White Landscaping parcel), using Massachusetts General Laws Chapter 40B to override local single-family residential zoning regulations. This proposal gravely concerns abutters, neighbors, and hundreds of Newton residents. Feeling threatened by a large corporation, private citizens formed the 528 Boylston Committee to advocate for community interests, and over 1200 Newton residents have signed a petition in their support.
The community requests that Toll Brothers address the following issues in their proposal:
- Submit an independent traffic study, including all surrounding side streets.
- Reduce the building footprint, massing, and height to better fit the residential neighborhood.
- Mitigate traffic issues on Route 9, the Parker St. bridge, and the Hammond Pond Pkwy. underpass.
- Improve pedestrian safety and provide realistic public transportation options.
- Preserve most trees on this site and protect the surrounding wetlands.
- Mitigate light, noise, and pollution impacts during construction and long-term operation.
- Support future 528 Boylston residents with greater affordability and neighborhood integration.
